Getting Started

How do I create an account?

Contact your organization administrator to request an account. Super users can create new user accounts with appropriate permissions from the User Management section.

What are the different user roles?

TheValua has four main user roles:

  • Property Inspector: Field data collection and property inspections
  • Valuer: Professional valuation analysis and reporting
  • Council User: Municipal property management and rating
  • Super User: System administration and full access

Valuation Methods

What valuation methodologies does TheValua support?

TheValua supports three professional valuation methodologies:

  • Residential Valuation: Market comparables and cost-based methods for residential properties
  • Rating Valuation: Depreciated Replacement Cost (DRC) method for municipal and rateable properties
  • Commercial Valuation: Income Capitalization and Discounted Cash Flow (DCF) methods for commercial properties

How do I choose the right valuation method?

The valuation type is selected when creating a plot and cannot be changed afterward. Choose based on property type: Residential for homes, Rating for municipal properties with limited market data, and Commercial for income-producing properties.

Property Inspections

How do I conduct a property inspection?

Navigate to the plot detail page and click the "Inspection" button. The system will guide you through capturing GPS location, construction data, accommodation details, photos, and documents.

Can I upload property images from my phone?

Yes, the inspection module supports image upload from any device. Images are securely stored with Cloudinary and include GPS metadata when available.

Data Management

How do I export data?

Super users can export data via the Admin menu, including Income Roll CSV export for large datasets (20,000+ records) with optimized batch processing.

Can I import existing property data?

Yes, Super users can use the CSV import feature to batch import plot records. The system supports upsert logic (update existing or create new) and validates all required fields.

Technical Issues

The cadastre map is not loading. What should I do?

The cadastre map loads lazily after the page renders. If it doesn't appear after a few seconds, check your internet connection and ensure GPS coordinates were captured during inspection. You can also check the System Status page for service availability.

I'm getting a session timeout error

For security, sessions expire after periods of inactivity. Please log in again. If you're experiencing frequent timeouts, contact support to adjust your session settings.
